While the water is safe for normal household use, guests may occasionally notice a slight natural mineral or sulfur odor, which is common with well water in some areas and does not affect its usability. Our goal is to provide every guest with an exceptional experience in a clean, comfortable, and thoughtfully furnished home where lasting memories can be made. Weather & River Conditions As with many beautiful riverfront properties, this home is located in an area that may experience rising water levels during periods of unusually heavy or prolonged rainfall. While this is uncommon, we encourage guests to check the local weather forecast before and during their stay, especially if severe thunderstorms or flood watches/warnings are issued. If significant flooding is forecast or if rising water begins approaching the property, please use your best judgment and evacuate to higher ground before road access becomes limited. The surrounding community is friendly and helpful, and there are alternate routes available away from the river if needed. For your safety, please stay aware of changing weather conditions during extended periods of heavy rain. In rare situations involving flooding, access to the property may become temporarily restricted, and we may not be able to reach the area until conditions improve. Your safety is our top priority, and we appreciate your understanding and cooperation while enjoying this unique riverfront setting. Backyard: The backyard is not intended for guest use, as we store flood-preparation sandbags and other property materials there. You are welcome to walk your dog in the area, but please note that it is not a designated space for relaxing, gathering, or hanging out. Thank you for your understanding and cooperation. Laundry Facilities: Laundry machines are provided based on availability and are offered as a convenience, not a guaranteed amenity. If a washer or dryer requires maintenance during your stay, repairs may be scheduled after your check-out to allow the technician to complete the work without interruption. We appreciate your understanding and apologize for any inconvenience. Hot Tub: The property features an inflatable hot tub for our guests' enjoyment. While we perform routine maintenance and make every effort to keep it in good working condition, mechanical components and motors can occasionally fail unexpectedly. If the hot tub requires maintenance or stops working during your stay, we may not be able to arrange immediate repairs or locate a technician right away. Hot tub access is provided based on availability and cannot be guaranteed. We appreciate your understanding should an unexpected issue arise.

House Rules General Etiquette - Quiet Hours: 11 PM – 9 AM. (Do not disturb the neighbors) - No parties or events. Visitors must be mentioned in advance. - No smoking indoors. When smoking outside, dispose of cigarette butts properly in a trash can (not in bushes or grass). - No illegal substances are allowed on the premises. - No lighting candles anywhere inside the building. Pets - No cats allowed as we are allergic to cats. - Dogs: Maximum of one dog under 20 lbs allowed. A pet fee applies as mentioned in the booking. An additional $50 fee applies for the second dog. - Clean up after your pets. A $200 fine applies if dog droppings are left uncleaned. - No pets on furniture or beds. Parking - Guests must park only in the designated spot. - Max Two (2) Cars are allowed per reservation. Guest & Stay Policies - Guest Count: Inform the host of the total number of guests staying. If more guests stay than planned without prior notice, an additional $100 fee will apply. - Check-In & Check-Out: Respect check-in and check-out times. Overstaying will result in a $50 per hour fee unless discussed with the host. Household Care: - Do not rearrange furniture. Report any damages immediately—guests are responsible for damages. - No eating on the bed, couch, or sofa. - Bedding: Leave it on the bed, do not remove it. - Dishes: Wash and place them in the drying rack before check-out. - Trash: Take all trash out to the blue bin outside. - Turn off all lights and electronics when not in use. Security & Mail - Tampering with security cameras (unplugging, blocking, or interfering) will result in a $200 fine. - Mail & Packages: Do not send or receive mail/packages at this address. Parking & Community Green Space Parking is available for up to 2 vehicles directly in front of the house on the paved driveway. Please note that the green space and riverfront area across the street, including the dock, are community-owned and are not part of this property. Guests are welcome to enjoy these shared areas respectfully; however, we do not own or maintain them and therefore cannot address issues such as puddles, landscaping, or other maintenance concerns. We kindly ask all guests to use the community grounds and dock responsibly, dispose of all trash properly, respect neighboring properties, and avoid creating any nuisance or disturbance so everyone can continue to enjoy these beautiful shared spaces.
